I rent out the lower unit and for the upper unit, I rent 1 of 2 bedrooms.

You find a fixer-upper to Rent until you Sell and move into that to do it again.

Case in point, I recently had a water heater go out, one of these pricier tankless systems that was on its last leg after about 10 years.

Some guys were handymen who helped me on the next fixer-upper or maintenance or building a new shed or fence etc.

I am currently in the mix on picking up 2 apartment buildings and a duplex in Minot ND. as well as starting to buy fixer uppers and remodeling them. i would love to connect with Minot investors and talk about property managers and who is preferred in the area.

The BRRRR method is when you buy a fixer-upper, fix it, rent it out, refinance it, and then do it all over again.

Think about the policies and communications around the classic boy/girl friend and unauthorized person lease terms and procedures (from on-boarding through screening and lease signing).....But if it is really too stressful, look at your scale (is duplex or ten-plex right for you and your work/life balance), your market (the neighborhood --working class or upper class), your team (like a good eviction lawyer or contractor) and see if it is a good fit...

You can also try the BRRRR method, which involves buying a fixer-upper, rehabbing it, renting it out, refinancing to pull out your initial investment, and then repeating the process.
