You buy as much as u can when real estate is down and stop once the recovery is well underway .Going my historical bay area standards , it has never appreciated by more than 7 years which is the assumption I am using to say that we are close to the peak . sell and have plenty of cash available to then pull the trigger when u want it . 

I would like to get this thing underway but don't want to jump in and get blindsided by anything.

We currently have one flip underway(!)

DR Horton also has their Ho’opili project fully underway but I see all the development as a good thing.

We are currently underway on our first flip in Biddeford and just really starting my real estate journey as well.

Last thing I'd want is for the existing system to fail, a sewage backup to occur, and have to worry about providing temporary housing for a tenant while a costly hazardous waste cleanup goes underway.
