I thought I understood the MAO concept but the scenario I'm in right now has me questioning the basis of it altogether.So I have compiled a buyers list for the area I am looking into and found a seller in that area.

Understood, that is a burden if you only have 1 or 2 rentals, but that's how we run the shop.   

I do so detest garbage disposals... back when I was a renter I never really used it, i never understood where all the garbage "went." 

It seems that a lot of people have success with this, but I’ve never understood how they were able to determine that what they were getting was a good deal without going through a realtor or getting an appraisal first.

I feel that my assumption that she read and understood our lease is justified.A week before the moveout date, I secured the new tenant and they wanted to move in right away on Aug. 1. 

I never understood this.

Now, I even reached out to the contractor and asked him if he understood what we want because I wanted make sure we were on the same page.

I never quite understood the allure, because there are renters in pretty much every market.

This is why we often ask for the exclusive - if I knew ahead of time you didn't want one them it would be understood.
