If you made some home improvements, you want to see if you qualify for any energy efficient credits.Furthermore, you mentioned buying something with a 'partner', I assume you mean someone else besides your spouse.If yes, how did you buy the property, through an entity or are you and the partner directly listed on the deed(tenants in common).

This means, a low-energy, ready to rent, firm appreciating rental property near you.

My philosophy is that trying to find the optimal location, the optimal investment, and the optimal moment to enter the market is a giant waste of time and energy.

Keep what you've got and focus your energy on how to increase cash and prepare for the next purchase.

If you want growth, then I would invest it in the energy sector over next few years.
