If you're looking for appreciation plays, in a number of areas you can throw a tennis ball from the street and hit a solid appreciation play (obviously appreciation is only a projection).I think Cincinnati is a good market. 

What are your thoughts on these areas (Kissimmee/Davenport/Champions Gate/Four Corners) for buy and hold single family.

There are plenty of successful ones outside of the theme park cooridor, but if that is where you are looking, they are typically...Guard gated, beautifully landscaped, have a clubhouse with lazy river, volleyball, tennis, multiple pools, game rooms, nail salons, restaurants/tiki bars, fitness centers, movie theaters and more.

It's unbelievable how ignorant people are.And I can assure you, the vast majority of these people are low-wage earners because they spend their days bemoaning successful people while squandering their time watching Dances With The Stars and spending money on fast food, cell phones, $200 tennis shoes, and booze while blaming everyone else for their lack of success.

If you don't have options and the forced manager is not performing, you have no leverage to fire them.Our place in Champions Gate was managed by Vacasa prior to us purchasing it and it was a neglected dump with terrible reviews after Vacasa was done with it.
