Anyone had success in the last 2 years in Southwestern states and what real estate strategies are best suited for the area?

I'd say the question is better suited for your financial advisor, who can determine the best use of the money.

Some people want flash with hot tubs, pool tables, swimming pools, kayaks, and brand new.   

Has anyone done that and what tips can you give me to be more successful so I can win at the appeal and not have to start a suit. 

Aso was looking in areas such as texas, OH, I would love to stay in NY but not sure my income is high enough to get something suited for here.

Carry out extensive market research to identify neighborhoods and property types that suit your financial goals.

I could then modify to suit.

I know how to keep a property from going to foreclosure, how to buy a property in probate, how to buy a property in bankruptcy, how to keep a bankruptcy from being dismissed to save a property from going to sale, bankruptcy adversarial suits, and how banks, foreclosure and bankruptcy play the finance fiddle together.

Currently I have the ability to purchase a single family residence for a price that won't cash flow unless I add an in-law suit of sorts.
