My investors acquire with cash as a routine investment strategy to secure properties quickly and eliminate competing buyers using financing.

Why gamble on the future when you know you can make something today and have an exit strategy for the future.

One approach that I have not seen included in the discussion is as you are still in the planning phase, you could change your approach and the facts to make it more favorable for your strategy.

Also, long term, I expect Sac will enact tougher restrictions on STR, given the intense housing crunch we're experience, so I personally don't expect that to a be a good long term strategy.

I have never done lease options before, but I do want to try the sandwich lease option strategy.  

So I wouldn't hurry to jump into a program right away, but take time to learn your options and find one that fits the strategy/location you want to pursue.

Also, I was thinking about it and I think if you were going to make shared amenities (like fire pit) you probably would be very successful doing that strategy I mentioned for larger listings.For big dates I would have one listing that is both the primary and ADU that sleeps 12+, or whatever the number is, and then you can have the ADU and primary again as separate listings for the rest of time.
