I live in South West PA, so I cant help you directly but the Philly area has some really good deals. 

You also left out my area which is the Fort Myers/Cape Coral/Naples area or Southwest FL :)

I currently look to buy cheap and hold in downriver areas (lincoln park to dearborn heights), cash flow like crazy in multiunits in southwest Detroit, and playing around with wholesaling in northwest Detroit with gaining interest from outsiders. 

I was born and raised in Southwest Florida and know this area well.
