The person I rented from that had the warranty did have good A/C companies doing the work but every technician that came to the house all said they would have to replace bits until they could no longer get the bits no matter how bad the thing ran or how many times they had to show up, it’s really a disappointing thought someone would suffer through a hobbling machine.

Turned out it was his washing machine hose had decayed and sprayed my wall.

I originally thought I have 7 slots left because the 6 properties are in an LLC and the loans on them don't show up in my credit report.

Then they have the option of paying right through QuickBooks via ACH, dropping a check in the rent slot in the building, or depositing cash right into my account at the bank.At tax time I can print out Profit and Loss for my taxes and get the info I need for the rent tax forms for the tenants.

If the tenant wants a clean carpet to be even cleaner they can either hire someone to do it or clean it themselves (they can rent a machine and it would not cost them much).Good luck.

Or perhaps if there's a basement with no Laundry, add a coin-op machine?

My rent includes the use of laundry machines at free of charge.

Stone has to be done by hand now (no room to get machine by )   This alone has set the job back over 2 weeks closer to 3 , and added $9000 to the " budget "       Would I eat this as the contractor ?  

So that they have a little on going skin in the game if they feel it is truly a good dealIn my experience I have not seen that.. wholesalers are all about getting paid up front.. end of that discussion.. many need the money to keep feeding the marketing machine and simply are not financially able to take back end profits .. thinks more of a used car salesmen mentality than a sophisticated JV partner
