@John Warren My buildings are small to medium sized buildings in Forest Park, Oak Park, River Forest and LaGrange. 

Depending on the size of the ADU vs the main property, you would probably be looking at either a "heavy rehab" loan - or a "ground up construction" loan.

I have a similar size duplex in Maryland .  

Has anyone here successfully managed a portfolio of this size remotely?

@William Johnny - I'm local to Philadelphia suburbs and have been investing in SFH for a while and within the past two years investing in small-mid sized multifamily.

When I complained to the city about the alley having three kiddie sized swimming pool holes, city refused to make repairs and then trumped up fines against me up to $1,000.

I have the ability to get these units built at very favorable costs and there are no real comps I can find so I am at a loss for planning my development strategy with regards to the size of loan I could reasonably get.This will be my first project and my partner's third but he self-financed the two others.

Often times there are bedroom size requirements, residential sprinkler system requirements, among others.You'll want to then check the state regulation agency and review their requirements and licensing process.
