Expensive deferred maintenance,  Turnovers from old tenants , furnace died  , city wanting me to replace an entire sidewalk section  , plumbing Leaks ,electrical problems , my insurance canceled me a fridge died ,bed bugs , roaches ,tenants refusing to pay ,a stove died and one of my few paying tenants even died in the unit  !

Are the streets and sidewalks maintained?

For starters, I would like to word the snow removal section as something like:"ensuring walkways, front stairs, sidewalks, driveway, etc. be free of snow and ice after 24 hours of any weather-related event, including putting down de-icing salts on ice or icicle removal as needed'

Ask if you have to install curb, gutter, sidewalks, street signs, street lighting or any other special requirements.

We have a 1/2 street improvement that requires 2 street lights from PGE (Portland General Electric)   PGE is asking for an Illumination engineer to pick the correct wattage and throw of the street lights (so they do not shine in the neighbors yard and light up the street/sidewalk correctly.  

So I put an offer in on a house but the sidewalk outside the house is uneven and could potentially be a tripping hazard.

If you are talking about the small boxes (maybe 2 feet high and 3x3 feet) tucked in a corner by the sidewalk, I wouldn't worry about it.
