I think the time has come to finally take some action as I've been sitting on the sidelines for a very long time.

But after been on the side lines learning and getting older, age 25, I think I am ready to proclaim my independence and do my own thing.

Without action you may as well just be a bench warmer and watch from the sidelines.

I think most local investors that already own a good amount of product are sitting on the sidelines or selling. 

There are ways to get to know individuals through personal or business relationships, but the guy at your REI meeting probably isn't a private lender as he probably lends as a side line.

We don't want to stand on the sidelines and hope we find a buyer, we want to think outside the box and find ways to attract more people to see the home.

Meanwhile, the rest of us are becoming millionaires while you wait on the sidelines.

So clearly, what the seller paid means nothing.I totally understand your experience may be different, but from what I've seen it doesn't seem like reasonable buyers would be sidelined by the 'seller paid much less' argument.

@Jonathan Greene This is very true Jonathon I have seen property’s go buy fast on the MLS and wish I would have hoped on the bus more faster instead of standing the the side line.
