Will it grow, will it shrink? 

I think we as a country have not built enough new construction to keep up with demand (5.8M units from 2009 to 2019 instead of an average of 22M units the 4 decades before) and a lot of landlords selling in a hot market so the rental stock is shrinking.

The biggest thing I am waiting for is when something breaks, which it will, does the FED reverse course like they have over the last decade, or do they keep shrinking their balance sheet?

Not only is supply of multifamilies incredibly low in the region, the number that actually exists is shrinking as they get carved up into condos.
