I am pretty sure due to that property being in foreclosure and vacant, the traps are probably dry and gas has been entering that unit, and seeping into the wall cavities where it's not sealed.

Place the California patch in the hole, with the approx 1" of the backing paper overlapping the hole, then use drywall mud to "seal" in the patch.Either approach will take 2-3 steps to do properly (read that as feathering the patch to eliminate noticeably high spots), then you still have to texture match, then paint.I do like that new product, but to think that patch could be done that easily is a bit mis-leading to me.Enjoy!

It is a public declaration from the previous owner granting title (ownership) and detailing any limitations on that title (ownership) to the new owner.The original deed has various stamps and seals affixed indicating taxes paid and the recording information (typically the book and page #s) and is then given to the new owner.When you sell, you surrender your original deed given to you when you purchased the property to the closing agent.But, I am learning something new from Bill this morning that could save me a lot of money over the years if I don't have to keep up with that pesky original deed.
