Maybe selling one of those fully-owned condos and rolling the profits into a multi-family property that brings in even more rental income.A HELOC could give you flexibility since you can draw from it as needed for new investments or improvements to your current properties. 

Always ask for the rent ledger vs the rent roll.

I'm curious how capital gains would work with having rolled in a previous gain and then selling two suites while keeping the other two.  

This can be a combo of zillow listings, craigslist, etc but the best thing would be a rent roll from a property manager confirming a higher market rent. 

When we get financing for the buildings, we were planning to refinance the note on the property and roll into the loan with the buildings.
