The owner never bothered since they were only there during the times of the year when they felt it wasn't needed. 2) There is no washer and dryer, 3) the home is a 2 bed 2 bath plus a basement, which the basement needs some paint on the walls and new carpet, but not much.

The eggshell is more washable than a flat paint.

For example I had my GC purchase paint, countertops, and flooring using his connections who worked at those locations to get a discount.

Nail holes need to be filled where tack strips where, but ripping the staples from the hardwood resulted in several rough spots that need to be sanded down.We have no experience with hardwood refinishing- what are our options to avoiding a full scale hardwood refinish?
