Try to replicate them from scratch.

Also, I'd like to replicate this some other properties I am looking to obtain, so if that changes your answer on how you would handle when in the "buying" stage, would love to hear any insight on that as well! 

You want to understand what drove that success and determine if those factors can be replicated for future deals.

Look for properties that have differentiating features and a location that is hard to replicate.

That will be their job to replicate themselves.

If I get 8 units on the property assuming I replicate revenue and expenses again I’ll be at 17k revenue on 5k expenses, what kind of equity would I have to pull out and who would give a refi on this at what likely value, ballpark?

The cost of water heaters and roofs are the same or very close for a $30K house as a $60K house.More importantly can you replicate this and get several of them doing this?

Notice, too, that all the colors I just listed are from the historical collection-- they tend to be safer because back in the time which the colors are replicating, they simply didn't have the pigments available to create extremely bright tones.   

I actually had started creating something similar, but Dave beat me to the punch (by about two years)...when I realized that pretty much all I'd be doing was replicating what he built, I decided to just recommend his product instead...  :-)
