I ended up owning 350 cash flow homes and sold out a year ago and was happy to do that .. lots of work.How anyone can say I gave up my day job and now I am a full time land lord like that is no work astounds me if maybe if you own 10 to 20 of them but if you really go big time its a job like anyother just this one is herding tenants and all their drama and in my mind there are much better and easier ways to make money in RE...

Land for builders is a very nich market and not nearly as hard to get as a hot house deal, you do not have to follow the herd.

Have some properties for sale now that I rented for 2 to 12 years, and now are selling retail, kind of a hybred of fix and flip AND buy and hold, not sure if there is a name for that, but I like it.I do like to thin the herd every year, selling some of the slower performers and replacing with faster performers.On all the SFH that I have rehabbed and rented then sold, I can only recall one sold to an investor, they're going to owner occupants, retail.

The people that rented before we took over, are now without a home, looking for the next ghetto as they can't afford the nicer version of where they lived before.. or have something wrong with their background or their loved one's background.After years of doing this, I started look at some of these properties from another view point... holes in the walls/floors, roaches running in herds like cattle.. yet people continue to rent them, no background checks, no income requirements, just deposit and first, maybe last months rent... whoever shows up with an application and money in hand, is in.
