Wanting to start land flipping

We are interested in starting land flipping. We have cash available. I want to find new subdivisions selling land. I would buy 2-3-4 lots and offer a lower price because I am buying several and because I have cash. I would then resell them at the higher price. So maybe the original price is $50k I offer to buy 3 lots at $40 k each then resell for $50 k. Is that something that is ok to do? Can I resell them right away? Are developers usually willing to give a discount? Would I need to start up a business or llc? Thanks for your time.
