As @Linda Weygant weighed out, a rental should not be subject to SE taxes unless it is short-term and substantial "hotel like" services are rendered -- e.g. daily maid services, continental breakfast, shuttles, laundry, etc.Your flips should be in a separate LLC. 

Is it worth it to offer a little breakfast? 

I spent a $100 this morning on one breakfast... hopefully that makes sense to you. 

The city already assured me they can work with me to make it commercial- bed and breakfast etc- Great potentials....
