There's been cases when someone bought  dozens of properties subject to, fell behind on all of them because of tenant problems on some of the properties, resulting in dozens of motivated sellers, thinking they solved the problem dumping the problem on a rescuer, losing their homes, and having bad credit to boot.There were extensive discussions on real estate boards regarding the issue: Subject_to_problemsIf you're taking about a 2 year master lease, maybe you're thinking of leasing with option to buy.

But I almost fell out of my chair laughing at that one!

The very few that initially passed  but fell apart when I started digging in the incomesFor example applicant stated 130k a year income.

Although in a humerous note I fell for the one in Indiana two years ago my PM calls  tenant cant afford rent and heat and they have a baby etc etc.. record colds.. so sure thing no problem give them 3 months free then pay it over the remaining months.. kind of like utls do.. well you know what happened they lived 3 months free and bolted out on the rest of their lease.. thats my style of landlording i go backwards.its these very situations that i was horrible at ...

This one just happened to be right down the road and kind of fell into my lap.

My attorney is at a loss of words with the way I have been treated during this deal, apparently I got the short end of the stick because another asset manager failed to sell this property, and two other deals fell through, so I got the brunt of the anger.

I use it all the time for certain things I need to pay monthly.If I fell that the tenant met all the criteria to qualify, I would simply suggest they use the same approach.

For the record, I had one deal that fell through because we only found some last minute violations on the property and the seller was quite shady in saying he fixed them when he actually didn't.

I'd like to vent about Hubzu. I'll keep this short and sweet. Recently I was the top bidder and the reserve was met. I received my email stating that I should receive their contract within a week. I did a happy dance....

I did bandit signs, got some inquiries, even started to put three deals together which fell apart.
