If not prior to offer, typically a review of financials is part of income producing property or commercial transactions.

The easy path rarely produces a good return.It's hard to build the business when you are just starting out.

Make sure property is “self supporting” meaning sufficient income to produce some cash flow after operating expenses and debt is paid.If one does that, they are set up for a profitable long term hold.If one invests in a prudent manner and is never in a position where they have to sell, they ultimately win.The top or bottom of a market is never known until 6 to 12 months after the fact.I’m a long term investor - my capital is patient.Here’s a question to ponder:If you could buy a property today for $1M, knowing it’s value would drop to $950,000 over the next year but would be worth $1.5M in 5 years, would you buy it today or hope to perfectly time the market and get at $950,000?

The more houses someone has, the more cashflow they can produce and experience they gain.

All 11 were new construction with 8 being SFRs, 1 duplex, and 2 quads that produce an annual income of around $250K a year after all expenses. 

The only way to address this is with greater transparency, not stonewalling.Honestly, any lender who can't produce something more than a "generic testimonial page" gets a well-deserved "hairy eyeball" from me!

Will certainly do so as it sounds like mid-term has the potential to produce better returns.

Hand writing a few hundred letters per year will take up tons of time and likely continue to produce poor results.
