You can lower the land costs by going further out toward the growth boundary, and you do see some development in the say Class B, 100Kish profile in select corridors out farther (Chicago is a hub and spoke type market).

I don’t doubt that it could/has become a tech hub, but a worldwide destination, never.

Naples is a highly desired international hub on the west coast , not only the " US 55+ soon to be retired couples " and their kids , also many european & canadian investors.

I'm not sure about enterprise solutions for locks but on the consumer side Bluetooth/NFC options require a hub if they're not connected to wifi.All things to consider as you look to price it out.

The airlines (Southwest and American) have their HQ in Dallas but still have Houston as a hub. 

Likely, coffeehouses will regain their essential status as community hubs, though it will be gradual and things will definitely look different on the other side.

I recognize that Texas is a state with a low cost of living and no income tax compared to other creative hubs, that paired with our plot of infrastructure will help foster a new budding creative valley in the United States.
