Document the tour with photos and videos for detailed analysis later.

The guest typically goes to the curb ("public area") during the day to smoke, but I do now have photos/videos of them smoking definitively on the property (on the premises near the front door - not the "public" area near the street).

I've also seen hosts post of a photo with the direct booking URL on a sign, although I personally would not be comfortable doing that. 

Are their listings detailed with good-quality photos?

It's also nice to include some photos if you want things staged, or the coffee table items arranged a certain way.

The chances of you quitting your 9-5 and doing real estate full time and being successful is similar to the photo below where everyone at the top in the crowd is thinking they can do it, and there is one person for every few thousand that can do it. 

In my opinion, your best bet at this point is to remove the listing for a few weeks and re-list it as a new listing with updated photos, new write-up, upstairs staging and minor repairs as others suggested.

Some say they have photos but they are always blurry and grainy.Same goes here.  

Since you notified the owner that the tree was a hazard prior to cutting it (and it clearly was a hazard judging from your photo IMO), I think you did the right thing and should get reimbursed.
