I.E. if the property to purchase is $1m, down payment is $200k, and I have 3 investors putting in $50k each totaling $150k, and I use $50k of my own money, what are some optimal ways to setup the payback of the $150k outside money back to each investor, in the best/quickest way so we can roll into more properties at the fastest rate or deploy the money elsewhere, quicker?

Your best bet is to be close to public transportation which is plentiful in NJ and to househack to optimize finances.

Retail investments, ALFs, small apartment complexes, and planned communities are all on the horizon, but my focus will be on organizing tools to help real estate investors raise, organize, and optimize their capital formation process.  

Instead, focus on the most optimal use of your money that fits within your comfort level.

Hello,I am wondering what the best strategy is for putting the optimal amount of money down on a single family home with the intent to perform light rehab to buy and hold.

For rentals that are occupied...what is the optimal time for listing and marketing your rental in advance of the upcoming vacancy?

I'd love any advice or ideas as to how I can optimize my success. 

.- number of units (in the case of MF)- location of real estateThe investor has to decide what mix is optimal for their situation.

Plus I like the tangibility of something physical..I'm interested in learning how to structure deals (optimal legal entities, tax implications, risk mitigation), financing options, and have some familiarity with this on a high level (albeit in a corporate and and global context).

All these tools optimize capacity to deliver it where it is needed.
