Nothing in Tampa, although I did consider investing there in recent years.One pain point is going to be doing a remote closing if you want to do that.For Florida you will need wet signed papers for part of the transaction (title transfer), so you'll need to get a US notarization from the embassy, and then physically mail stuff to the US (overnight air mail).

I am here to be a knowledge base and help potential investors get their feet wet. 

I'm planning to getting my feet wet with an actual investment, specifically in the LTR space in Philly -- where I'm currently based. 

Don't get me wrong, I'm grateful we have our STR and will eventually add one or two others, but my advice would be to start with a long term rental, get your feet wet and grow from there.

You might want to stay on the STR, for now, to get your feet wet. 

Up to this point we've not only purchased many cash flowing properties in numerous markets, but we've also been very creative to expand our portfolio beyond what we would have likely done on our own. 

We added an air hockey table and an Xbox and we have had numerous guests mention both in their reviews and messages. 

Which is why they have to spend so much money on fancy websites and charming salespeople who know what to say to get you hard or wet over the phone.
