This arrangement is illegal in all states except Florida, Texas and California, and highly discouraged in those states as well as all 50 states by NAR (if you’re a Realtor you can’t do it).

There are specific questions you need to ask lenders before accepting an offer.There have been studies done - admittedly, all I've seen are done by NAR - that shows homes listed by an agent sell anywhere from 9% to 16% higher than FSBOs.
