I ask, because the subject you used mentions forebearance......and most people who have enrolled in forbearance have actually remained current on their mortgages per the Mortgage Bankers Association and NAR.

This arrangement is illegal in all states except Florida, Texas and California, and highly discouraged in those states as well as all 50 states by NAR (if you’re a Realtor you can’t do it).

Not sure why the need to get licensed in every state… i’m currently licensed in 4 states, belong to 3 MLSs and 3 state & local associations which is required by NAR. and as mentioned above, the CE is daunting!

There are specific questions you need to ask lenders before accepting an offer.There have been studies done - admittedly, all I've seen are done by NAR - that shows homes listed by an agent sell anywhere from 9% to 16% higher than FSBOs.
