My mother is retired, and my father still works (but would likely want to retire in the next few years, so cash flow w/ new rentals would be my recommendation vs. paying off the mortgage if that's an option).

I have been studying full time on investment that I will hopefully do some day for about 3 years, seven days a week and about 10 to 12 hours day.Unfortunately, I have been bedridden during that time and not working and being supported by mu wife and mother due to some medical problems but before my accident I was in construction for about 30 years.

There is a child series trust for each property, but only the Mother/Umbrella trust is the one which has an EINIn your opinion, neither the properties I owned in my name prior to marriage, or during marriage (my name only due to ease of signing) are an issue when I do a 1031?

You could sell it cheap and see if they could let you carry the loan so she could still live there (all repairs figured into the loan) or when you discount the property you can add in extra for your Mother’s moving expenses.

I got married and managed to scrimp and have $50K by 1983, and my mother in law, who by then retired, was able to help out with her life savings, and her husbands life insurance put in another almost $100K.
