You may not want to use pine floors as pine is very soft. 

We had fir and pine floors, they aren't hardwood so that drum sander would in no time tear them up. 

Once a year there would be the annual Pine Wood Derby race.

Most of its residents are there because they have family in the area and they don't mind commuting to Pinehurst/Southern Pines for work.
