I think if you looked at your balance sheet you've already more than dipped your toes :)  You may not have generated massive cash flow but depending on when you bought - the Keys, Brickell, Miami and any land out west suitable for a summer home have appreciated massively and probably shifted your asset/liability balance more than 99% of cash flow investors working at real estate.So another option feeds right into this without having to go with a management weighted DST or syndication.

Another point is, after over 40 years of handling tenant complaints, vacancies, large repairs, (last year my repairs totalled $111,618)  Maybe it's just time to scale down and lessen the headaches (I have 5 vacancies right now).

With a majority of all things being equal, I selected our PM with weight on that termination clause.Certainly put us at ease that if, for whatever reason, either party is unhappy in the relationship, we can cancel the contract.

I have read that having a separate pet deposit causes potential problems when identifying future damages.Pet rent by weight0-20 lbs $20.0020-60 lbs $25.0060+ $30.00If the dog is a puppy, $40.00 for the first three months and then $25 after that regardless of the weight of the dog.Looking for some feedback about the reasonableness of these fees!

Look for violations outlined in your lease and keep hammering those....at best you can find enough to warrant eviction, but by the time you do that, it will be close to the lease being up and then don't renew.You won't change this behavior...at best you lessen the issue until you kick them to the curb......

That would lessen the blow a bit.Seller financing may also interest you - you can hold a note upon the sale and spread out the CG tax hit by reporting the gain in installments when payments are received.

The dryers had a coin slot, but the washers took more money and had a coin slide device.Someone figured out early that year that if you put quarters in every slot of the coin slide and pushed the coins halfway in, just short of the point when the coins fell through the slots in the device, and then put all your weight on the slide and physically yanked the slide out again, the washer would turn on and you would get a free cycle without paying.
