It is a 2/1 duplex in a class C neighborhood with one inherited, paying, tenant, and one vacant unit which I'm currently marketing at market rent. 

@Anton Ivanov  this is very very inspiring but how would you recommend someone go about doing the same thing if they don't have a high income, nor a large savings/inheritance to jump start things and are just getting started in today's high market rather than in a low market? 

Inherited interest in the home, invested for sole ownership.

We would like it to generate some revenue to offset our costs or at least lessen them.  

I am an only child and will be inheriting whatever they purchase or their existing home if they don’t sell it.

However, you can find properties in the Yaupon section of Oak Island, on the second row, that are located outside of the Special Flood Hazard Area, which lessens your operating costs due to not having to pay for flood insurance (link to online map here).

Does it lessen the value of the property?

Currently living in an inheritance property that is not yet in my name, but I have complete control.

I am working on minor renovations this summer and then hope to find tenants (after reading the BP landlord book).I do kind of have another property, my long-term partner inherited a run-down mobile home.
