The lengthy responses leave me with a lot to think about and a reformed approach. 

Not to mention the inspection process, fees, and lengthy timeline.  

However, I quickly came to realize this feeling of discouragement was not really because I was discouraged about the business aspect of REI but more because of the emotional aspect I had developed during my "lengthy" due diligence of the property. 

So on behalf of anyone that has come upon hard times, I'd like to say "we don't want your pity" and I've got a suggestion of where you could stick that wad of cash right now which you boast about in your post.Ohh and if this reply was "too lengthy" for you...

Hello BP, First off I apologize for what may be a very in-depth/lengthy post.

For one property, any one year can be pretty good (just taxes and insurance) or can be really bad (lengthy eviction and lots of damage.)Eventually roofs and drain lines need to be replaced.
