I don’t think it matters one way or the other just make sure they have some sort of online portal.

The ads probably relate to a well known GURU on YouTube who convinces people to spend $12,000 to join his "community" and to send him leads.

unfortunately this marketing specialist was NOT a specialist in marketing for real estate businesses, did not understand the unique requirements and characteristics of real estate, and hence implemented their “generic” on line marketing program.  

They have a team of designers who do it online.
