Steve,It is true PE and investment groups have been gobbling up the market over the last 10 years- so much of the 'great all TOH parks' are more and more difficult to find. 

So in my mind it would be best used as a last move into a REIT you never sell.  

I've started, grown & sold 4 companies over the last 15 years (two PE exits).

I've helped 6-7 different investors move money from Oregon to Wyoming in the last 15 years and they are all happy they made the move.Consider finding a market that has a better long-term outlook, economically and legally.

Although in the last couple deals most have come out as 506C deals where only accredited investors are allowed, there are still 506B syndications where you can be a sophisticated investor (self proclaimed) so you don't have to be accredited.

This motel has been great for the last 4 years, constantly filled, my manager lives on site and gets free rent for taking care of the property, filling units and collecting rents.
