I see way too many people hear about 1 group and get so laser focused on that one team, even when there are 100s or 1000s of deals out there to consider.   

but bringing it current and taking title sub too is something that we have done for years and years.. its hair on fire and you need to risk that your not getting title insurance so its not for those who cant afford to lose the money you would give the seller or the bank bringing it current incase you made a bone head move.

Sounds a hair high to me, but of course we have no idea without seeing the place.As @John Underwood said, this stuff is better suited to a handyman.

Most times clients hair fly through them without review.

So it's important to know this going in.Not to split hairs, but improving NOI doesn't change the cap rate, it increases your value.
