Keep track of what items are purely for the rental unit and what items are for both units.If it's an item that is technically for improvement of the whole house (landscaping, common area improvements, exterior siding/painting) you can only write off a portion.

I want to bring a landscape company for both soft and hard scape improvements. 

But in a global landscape, this is nothing.

So, i was fortunate to have relationships with both contractors and landscapers who can tackle those things before the fines pile up again.

There are other things you can negotiate like them building you a privacy screen wall and adding landscape.

Yet with what I have been witnessing through my investments in Jacksonville, I can only say that these ups and downs may be a game changer to redefine the landscape for buyers, sellers, and investors.
