Naga Avinash Raya New Investor, Overwhelmed By Everything Going On, Need Some Help
25 August 2020 | 20 replies
@Naga Avinash Raya - hard for me to think that anything is better than a local house hack if you have that option available.1)  You already know the area - and already have an intuitive knowledge of the parts of town that are up and coming2)  You might be eligible for down payment assistance (definitely research this)3)  What better way to learn property management (and why you want to outsource it as your RE empire grows) than literally living in the home you're managing4)  Leverage - when your leverage is 27 to 1 like it is with an FHA loan - your ROI numbers have insane upside potential with mild appreciationAnyways - there are some solid turnkey companies out there - but I have trouble imagining any of them could touch the house hack option return-wise for your first property.
Joseph Cameron Airbnb Global Party Ban - How Will It Affect The Market?

My intuition tells me that the 16 rule will skew AirBnBs pricing algorithm and have some negative effect on search results and display ranking of the largest properties.Huge custom mansions (20 person plus) with a traditionally high minimum nightly rate will now be at a big disadvantage in search results against a true 16 person sleeper (mid size) which has considerably lower minimum rates. The largest properties are now in direct competition with mid size properties as far as sleeping capacity and as a result I expect AirBnBs algorithms will begin to ease prices down on the largest STRs because the mid size STRs will always appear as a much much better value. If my assumptions are correct then what follows is basic economics.

Chris Parker Why shouldn't I buy a hundred cheap SFH in a cashflow market?
18 September 2020 | 21 replies
My intuition is that these cheap houses should have a higher budget for expenses... but my mentor doesn't report that, so it's the variable I've been most worried about, especially in light of his totally unreasonable level of frugality. That 30-40 unit breakpoint you mentioned is interesting, because that's ~10x my current scale, and I currently spend ~0 hours a month worrying about units after a tenant is in place... and 10 times 0 is 0.

As we scan these (manually so we can use human perception) we are looking for particular properties where we can add value, or where the price is intuitively low for the area.
Steven Maduro some filters this rookie landlord uses to screen tenants

He is thrilled and thinks he is getting a phenomenal deal since the neighborhood is in gentrification he feels he wants to stay for a few yearsAlso you have to understand also that the kitchens and baths and living spaces are way above grade for the area water fall faucets, laminate flooring, deep sinksglass back splashes tiled floors in bathrooms rain shower heads washer dryer hook ups and the rent is ultimately on par or slightly less than the neighborhood so I feel I have the right to be selective(that is my arrogance talking) so to address that as far as my process seeming arrogantI have been accused of being arrogant before so I wont be mad anyone for saying that.but I am genuinely a nice caring person who will bend over backwards for my tenantsso i may be a little arrogant but I will jump through hoops for them just like I am expecting them to jump through a few hoopsI will say I am humbled by all of the solidarity against my plan so I wil re think it I have much to learn and this is my first venture into this game I am doing it solely on instinct and my intuition so thanks for all of your feedback everyone I am positive it all came from a place of love and caringJust a side note I am so laid back and easy going that sometimes people tend to take advantage of my kindness so part of what I do is make sure the people who I have to interact with have some integrity and moral character so that I dont have to be a bad guy when they stop paying their rent because they somehow think they can get away with anything and they push the envelope until I have to show my teeth
