Intersting math re seller financing.  

It's close to the interstate but the only thing behind it is a large self storage place.

I am not intersted in getting a hard money loan because of rates .  

For example the city has needed a southern interstate loop from I75 to I64 for 2 decades and it'll never happen because the land is protected.

When wanting to check out vacant land, I typically gravitate toward sites like LandWatch.com or Vermaland.com, but Trulia works just as well, if not better, in some cases.Considering the proximity to the interstate, it couldn't hurt to look into whether or not you'd be able to put up a billboard and collect ad revenue.

Are you more intersted in mult-family or Single family homes?

I'm intersted as well in hearing opinions on that as well.  

Still debating as the duplex is kinda tucked into a neighborhood but right off the major interstate.

Easy access to interstate and a short drive/Bike ride to city center.  

It is an Aerotropolis which means we have access to major ports, interstates, 5 class 1 rail lines, and of course the largest air cargo hud.
