Please note that my questions stem from my inexperience with credit/loan strategies, since where I come from for the most part the culture is to mainly pay cash, so my understanding as to how these strategies work is new completely new to me.

@Moisei Scutaru Yes, we managed to close the 203k with that same lender but it was a very difficult process due to the inexperience of both myself and the lender.

Just focus on gaining the skills you need to build a business (more than just a spreadsheet) and soon you’ll be rolling in experience to tackle those abandoned houses like cake.

Not sure if the agent is trying to take advantage of your inexperience or not, who knows.

Although they will charge for their service, it is much less costly than budgets overrunning any mistakes or things missed due to inexperience.

I am lacking in experience (not for long!)

I will cosmetic rehab it myself (I plan on doing most of it myself as I like DIY despite my inexperience) bathroom and all the floors to start.I usually see deals where investor puts up all the money and the other person does all the work and they split 50/50 but I had trouble finding this scenario.What would be the best way to split equity, profits, etc?

You can ask for referrals, but every property is different and while there are some scumbags out there, I'd like to believe most of the bad wholesaling is done from inexperience and not malicious.
