Of course, the smaller the property, the more necessary that you see every inch of it because there isn't a business running on top of the land like large-scale multifamily, self-storage, industrial, and more.

Take that for what it is.I like markets as an investor and business owner with median pricing close to or below the median average for the nation.  

I started a property management company in 2017 and am now managing almost 800 doors and 6 construction crews.If I could do it all over again, I would have spent a little more time setting up business systems prior to jumping in. 

I individually priced all my materials and got several estimates from contractors.

There is a barrier to entry, and the city is pro business, but our market had much better metrics.Lower entry points should not factor into getting in a market.

It’s a business account and I just checked, paying 3.95%, more than my personal one!

We are coming down to get a feel for some neighborhoods we've been looking at moving too and don't really have too much planned so I thought it would be a great time to connect with some lenders, investors, contractors, and liked mind individuals while I'm there!

Hello @Tove Fox,You are not investing in a state, you will invest in an individual city.

Most businesses, property management or not, fail due to the lack of sales, not due to the lack of systems and phone etiquette.
