It is something only you have access to unless your subscription is automatically canceled due to a payment issue.We also have never increased prices for our existing subscribers as long as their subscription is active.

Note the below bill was proposed, establishing a 5-year moratorium on condo conversions in high population/population density counties (basically Hudson County only).

In fact I have a no PITA policy, which means if you violate it you are probably getting a rent increase at next renewal opportunity, which might be next month if you are on M2M.

Personally I’d do a 1031 to save $40k, I’d skip the LLC, increase the limit on my umbrella, and call it a day.

I've dealt with thousands of reviews in my other companies, and I get how you increase the odds of not getting a bad review by comping, but there's always a couple crazys who still give a bad review. 

By the way my last local purchase was dec 2021 which was before rates started increasing (just a few months before, i had good timing - when the fed states they are going to be raising rates, it is a good idea to believe rates may go up).  

I'm considering increasing that last one as property values go up.

Places like Leander, Cedar Park, and Georgetown are seeing incredible infrastructure improvements and population spikes.

The 4% isn't much, but it's better than nothing and it means my security deposits increases with rent each year.
