I heard that it has to be your first property and that sense it is my first home I ever buy it would technically be considered my primary residence if I were to buy it right now and rent it out until I get back to the States (if I were to buy a multi-family property and wanted to live in one of the units so I can house hack).I have called the VA multiple times and I have gotten both answers so I am not entirely sure what I'm supposed to do because I do not want to ruin my chances of using this if I use it inappropriately.

The statute does not say that you need to have this language in the lease agreement.I also presume that your lease is in writing, and that any pertinent notice(s) to vacate, etc. was given at the appropriate time and in appropriate manner - as required by law that I don’t think I need to go over.Whether you decide to do cash for keys or the court route, it may be a good idea to let the tenant know (in writing, like email, and with no unrelated fodder - stay on point,) that he may (1) end up owing you 2x the previous monthly rent amount, which would be enforced by court, and (2) whether you’ll be able to collect from him or not, he will have a judgement against him that should make it more difficult for him to rent anywhere in the future.

It would be inappropriate if a moderator were demeaning a specific political point of view - i.e. if I were to come out and denigrate all conservatives or Republicans - but there's nothing inappropriate about discussing (or even complaining) about perceptions of local/state/federal government policies or actions.

@Timothy Young Mold is tricky but if you look at my list of risk mitigation factors in my second response above you'll note I specifically mention acquiring newer well built properties in appropriate locations (as well as buying in neighborhoods that attract responsible and contentious tenants).
