I will be responsible for securing the debt, finding the contractor, performing the work and getting the units rent ready as fast as humanly possible.That being said, I just want each of us to make an equal investment, receive equal cash flow, capture equal equity at exit and maybe add an equity sweetner at the end for the other partners who are teaming up with me for the first time. 

There is this white stuff that is absurdly cold falling everywhere.

In my area people want to charge 50% of the wholesale fee which I think is absurd.

We are all human but this guy was on another playing field.

Now I'm an evil landlord who should work for free because housing is a human right. 

Unfortunately the vast majority of landlords do not screen very well and rarely understand human nature.

As long as it's not absurd and you actually spent the money you'll be fine.

I let the numbers (and human nature)  speak for themselves.

All tenants should to be treated equally unfortunately that is not basic human nature.
