My dad used to prefer renting stores to people needing offices because it's cleaner and insurance cheaper.

You'll probably need to tell them your concerns about insects, rodents, etc. and not renew unless they change just enough to get by and not run the cleaner tenants away.

I tried to convince them that I will get the house/bathroom cleaned with a professional cleaner, but no luck.

It is passive for us since we have a management company & and cleaner that takes care of all air bnb needs.

If they don't there is a risk (small, but still a risk) that they can call the loan due since a transfer of ownership occurred, violating the terms of the mortgage.If you have the money available, I would pay the $127k + $16k and keep it cleaner for you that way.I hope that helps!  

Orlando has plenty of cleaners/handymen/etc self managing there is very doable. 

You should also see if you’re bound to the current management and if not, considerself managing and all you need is an great cleaner (which is usually one of their staff on their off time anyways).

Stains/scratches on the flooring with a rule next to them so the size is known, pictures of the place being dirty with a statement from the cleaners you hired, etc.  

A little move in basket with some of the following :  assorted felt furniture protectors for the wood floor, a sponge, cleaner for a glass top stove if there is one, a small bottle of hand soap,  a couple of packets of dishwasher detergent, maybe a dishtowel, and a roll of paper towels,  windex or such. 

This eliminates double bookings and allows the cleaners to be aware of last minute bookings without a source constantly monitoring and updating.
