Basically start hanging out with people who are doing what you want to do.

As a last resort you can file a lawsuit which will hang over them  - that is your only point of leverage. 

I mean yeah, it's a neat state and all but there are 49 others.I would hang out here on BP for a while and soak up the knowledge.

I think SoCal is pretty awesome personally...we visit pretty often...love hanging in Balboa Park...beautiful scene...nothing quite the driving the 1 up the coast...last time there we drove LA to SF on the 1 and immediately starting looking for local RE.Hope to see the ADU restrictions lighten up soon...that's really the key to starting to bring our housing markets into balance...there really is no such thing as a housing shortage...dwellings exist in every 2-car garage in America...and definitely a win-win if you can build on your own parcel in SoCal.I think at the end of the day it's the barrier to entry...for most guys starting out with $50k in capital, SoCal is not on the list of places to look.Oh, and don't forget about Lake Erie ;) 

Unless her occupation is hanging wallpaper, you've agreed to the pattern, she leaves it intact,,,,,ah nevermind, if you get into a scrap she'll just tear it out when she leaves and say its hers. 

Mine charges me random amounts - could be $50 to assemble a piece of furniture (reasonable) but then $30 to hang a picture (1 nail!).

Stop hanging out with your deadbeat buddies that spend all day drinking, talking sports, and otherwise wasting away.

We had to have a bathroom (port-a-potty) and parking I had a great turnout at the start of the pandemic when things were shut down (people wanted an outdoor place to go hang out). 

Sometimes the investor finds a way to hang on long enough for appreciation, amortization and increasing rental rates to survive the first few years and put him on solid footing.
