Most syndications on the pro forma show a 15-20% IRR (internal rate of return) and are able to achieve that return barring no external factors.

@Maria TeoWell for sure if you don’t think that you have the knowledge to properly do the Remodel you need an external help and that will save you problems.

Nothing is certain because there are also a lot of external factors affecting an ARV of a property but there's a rule of thumb you can follow.

On external items such as the windows we usually ask the tenant to provide a police report and then take it to the owner insurance.

Just a thought..Also, all the external emlements would need to be built in ie conveyancing firms's, a list of approved contractors / handy men, bond/morgate originators ect but i think if it could be done seamlessly and the buyer has a great experience as well as the seller.
