Comercial store got broke in, glasses are broken

Hi all, my comercial tenant just got broke in and glasses got broken. In this case should landloard be the one who fix it or tenant? We both have insurance. Tenant has insurance and I do too. Should I contact my insurance company to fix that or his?

Last question if I use my insurance company will that cause my future premium to be raised?

First time happens to me. Things getting really bad now.

Most likely. However, if your lease calls for the tenant to pay but you want to be fair with them you have a few more options: 

* Offer them to split the costs 

* Offer pay the deductible on their insurance if it's less than yours

* Offer to split the charge over the next 12 months so they don't take the hit at once and you don't take the hit on your books
