But a good place to start is by figuring out what a rough price per square foot cost would be in your area for a unit turn, cosmetic, and full gut renovation.Here in Chicago unit turn might run $15-25/SF, Cosemtic $45-65. and full renovation $90-$110 of interior renovations only.Hopefully this at least steers you in the right direction.

Advice here would be appreciated in what refi products I should consider.My gut says the safe move is sticking with long term rentals in my local market (South Jersey, just outside of Philly) which I am familiar with, but I also have been considering purchasing a vacation home in the Outer Banks and use it as a short term rental when we aren't there, which would be most of the year.

Coming out of last year and how tough it was in REI, I think its going to be a lot of resetting of expectations with clients, at least from what I’ve seen so far this year.Wow mate,That’s gut wrenching When something like that happens, it still stings me to this day and I’ve seen and heard it all over 12 years of running various RE businesses.Never took S#%@ from investors and never will but the S#%@ still does sting to this day ehhhHas cost me millions but worth the price for not having to kiss A$$Life is too short for that 💋
