They call me to come and replace light bulbs, fuses if something makes a noise or looks crooked they call and demand I come.

You don't have a big family living upstairs creating alot of noise, the most it is are 2 people.I find these style properties very easy to manage and I would venture to say there is a huge difference VS managing a duplex that is setup similar on both floors.regards,Chris

I would be concerned about the slope of the line to the street when they replaced it.If the slope isn't right or they have funky bends in it to go around big roots or above them that's when water and debris can sit and cause constant clogs.About every 3 to 6 months the plumber then has to come out and scope the clean out outside to unblock.If material is with dirt etc. is back up in the toilets or they slow drain or make a gurgling noise with bubbles you could have an issue.Make sure as mentioned before buying you get a plumber to scope it out all the way from the toilets to the main and the street to make sure there is not any issues with slopes or clogs.I have heard many horror stories where a buyer calls the county or city and they say on the phone that everything is fine and after they buy it they get hit with all these costs,fines,etc.If they won't give you something in writing I wouldn't feel comfortable about it but that's just me.So this was an existing line to the street and not a sewer tank that they converted later and hooked to the city or county correct??

An adjustment would have to be considered for the location on the busy street; similar down adjustments would be made for location next to industrial property, next to train tracks, with a freeway running behind the property (a fence can allow separation for safety, but won't reduce the noise by much), etc.

This is something I really need to overcome, as I'm sure it's one of the biggest reasons why I don't grind as hard as I could/should.Great question

Once a homeowner is in BK everything comes to a grinding halt and nothing is done without court and/or bk trustee approval.

People are making a lot of noise about this in the SE market, but I'm not sure I understand the full benefits of the tax break.

Some real deals do get done but there is also a lot of noise rather than clear signal.John Corey
