Appraisers aren't necessarily up to speed on the nuisances of the industry and can mis-price the asset.

Check if any cable providers in your area are offering gigabit internet - that is a huge plus that will require no maintenance once upgraded.

For example, there has been a plan in place for years now to incorporate a high-speed rail line that extends from Glassboro (South Jersey) to Gloucester City/Camden area and this would give a more direct line to connect with Philadelphia.

It is a top/bottom duplex with shared backyard and there is a bit of work to get it up to speed for renting that I am proceeding with now.
